Thinking of Moving? Four Things You Need to Know

If you're thinking of making a move within the next 3-6 months, there are three important things you need to know.


Moving to Edmonton


The first is the market value of your current property. That's the amount your home will likely sell for on today's Edmonton market. When you know its market value, you'll have a better idea of how much money will be available to invest in a new home. A great realtor can recommend two asking prices for your home. The first is how much your Edmonton home will sell for in it's current condition and the second, how much your home can sell for with a few staging tips.


The second is an overview of what's available on the market. Which of the homes currently available for sale meet your criteria with respect to type of home, special features (such as a big kitchen or garage), neighborhood, etc? How much are these homes selling for?


The third is what the current state of Edmonton's real estate market including the amortization rate of your community.


The fourth is how much money will you have after you sell your home. Even if you choose not to use a REALTOR® to sell your home, there are other costs involved in selling your home including a RPR, payout penalties, layer fees and other costs. An experienced REALTOR®(sometimes for a small fee) will help you get your home ready for Edmonton's real estate market plus provide you with value tips on home staging and the negotiation process.


The fifth is understanding how different today's real estate companies are and the differences between REALTORS®, real estate agents and a persons who works for a real estate company, but is not licenced. Once you are more informed, you will recognize why there are brokerages who charge a flat upfront fee as opposed to commission and why other brokerages charge 7% on the first $100,000 and 3% on the balance of the purchase price only if your home is sold.
